This building integrates its building systems to reduce redundancy
and waste, saving approximately 40% of operating costs over a similar
conventional building. The building is oriented on its east-west
axis, allowing extensive windows. Energy efficiency is enhanced
by a combination of indirect electric lighting and controlled natural
light—additionally, photosensors govern dimmers and window
shades. A roof overhang and light colored exterior deflect heat;
these in concert with raised floor displacement ventilation permits
a smaller HVAC system. A tight building envelope resists moisture
penetration, preventing mold and mildew. Hardy native plants create
an indigenous prairie on the site’s 20 acres, reducing stormwater
run-off and associated lawn care costs.
